OREANDA-NEWS.  January 25, 2013. According to the data of the State Mortgage Department in 2012 in Ukraine there were put in exploitation over 10 million square meters of accommodation areas.

“Successful implementation of the social initiatives of the President of Ukraine and the Government has facilitated to the completion of construction of a number of unfinished buildings in our country and citizens have at last obtained a chance to settle into their own flats. Not the last role was played here by realization of a program of financing the completion of housing of the State Mortgage Department,” informed the head of board of the SMD Valentyn Rybachuk during a briefing in the House of Government on January 23, 2013.

The State Mortgage Department with participation of banks-partners has financed completion of 27 residential buildings to the sum of over UAH 700 million, it gave an opportunity to complete construction works and put in exploitation around 400 thousand square meters of accommodation or over 5.5 thousand flats in practically every region of Ukraine.

Owing to realization of the SMD “construction” program, it proved possible to preserve over 4 thousand work-places in a building and accompanying branches. Besides, the budget of the country received millions of hryvnyas which, in their turn, are directed to the development of economics and solving of social issues.

By now 15 buildings with total area of over 250 thousand square meters have been put in exploitation all over the country. The other objects, the completion of which is being implemented at the SMD support, are planned to be put during 2013. Only in the I quarter there was planned to complete construction and put in exploitation 7 multi-storey residential buildings.
In the beginning of last year the Prime Minister Mykola Azarov determined the task for all the state departments – participants of mortgage crediting – to raise issuing mortgages twofold. The SMD as a state company has taken it as a minimum program. As of December 31, 2012 the last year’s showings were increased more than fourfold. If in 2011 at the SMD support were given only 290 mortgages, according to the result of work in 2012 already 1231 families could use mortgage loan according to the SMD program. The Department has directed UAH 293.4 million for these aims.

It should be noted that the dynamics of issuing mortgages in the previous month has reached its maximum over three recent years. Only in the IV quarter of 2012 the SMD issued loans to cover 442 applications to the sum of around UAH 100 million.

By the date of January 1, 2013 the SMD balance contains 5339 loans to the sum of UAH 904.2 million. The total amount of the refinanced mortgages from the time of creation of the SMD makes up about 8000 with the total sum of over UAH 1.4 billion.

“The showings of structure of average monthly payments afford to speak about availability of mortgages according to the SMD program not only for the well-off citizens, but for the families with average income level,” the head of board of the SMD Valentyn Rybachuk noted.
