OREANDA-NEWS. December 04, 2009. BTA Bank is resuming mortgage lending through its Ufimsky branch. The Bank launches as many as three products at the same time: Ruble mortgage with a fixed interest rate for the first five years, Ruble mortgage with a fixed rate, Dollar mortgage with a fixed rate, reported the press-centre of BTA Bank.

Ruble mortgage with a fixed interest rate for the first five years suggests lending for the term of 7 to 25 years. The maximum amount of the loan totals 70% of the apartment’s value. The maximum amount of the loan for purchase of an apartment with the purpose of further lease is 50% of its value. The loan may be made in the amount of 300 ths to 9 million rubles.

The interest rate for this product is 13,5 – 15,5% per annum during the first five years of the loan after which it is calculated quarterly depending on the situation in the market. To calculate the variable rate, the MosPrime3M rate is used, which is calculated by the National Currency Association, and in case of impossibility to calculate it - the MIBOR3I rate or the refinancing rate set by the Bank of Russia.

Ruble mortgage with a fixed rate suggests similar terms and conditions of giving a loan save establishment of the interest rate. It is set for the whole life of the loan agreement and totals 14,75 –16,75% per annum depending on the form of the borrower’s income confirmation.

Dollar mortgage with a fixed rate may be made for the term of 10 to 25 years. The loan amount may be 12 to 300 ths US dollars. The interest rate is set for the whole life of the loan agreement  and is 9 – 10,75% per annum depending on the form of the borrower’s income confirmation. The other terms and conditions of this product are similar to those of the offer in rubles.

The premises of the Ufimsky branch host a point for receipt of documents of the Federal Registration Service of the Republic of Bashkortostan. Thus, customers may get their loans and submit documents for registration of the deal without leaving BTA Bank’s branch.
