OREANDA-NEWS. On March 04, 2008 the Director of Real Estate Agency "Triada" said, we may expect some seasonable fluctuations, though falling into "spiral increase".

Valerii Opinca notes, real estate market of Moldova gets into normal course, as much as it is possible in the current economic situation in the country. He says, there are segments with increased activity, for example, sales and purchase, other land operations. In particular the talk is about the land for construction in Chisinau.

As to the market of agricultural lands, on the one hand, there are places with prospects of construction, on the other hand, intended exclusively for agricultural cultivation.

"Foreigners show interest in such lands purchasing, but the law, prohibiting purchase of lands by foreign citizens, stops this process", - says Valerii Opinca. Talking about new buildings market, he notes, that supply in this market segment meets the demand we can even talk about some excessive supply. There is no fuss in the market of secondary housing.

"Relative quiescence in this segment is caused by absence of buyers. We know, many labour migrants have abandoned the hope to come back to Moldova and purchase real estate here. Their absence caused the fact that in the secondary housing market most participants are both sellers and buyers", - stresses Opinca. He says, the talk is about selling one flat and buying another or several ones for various purposes.

"In our practice, about 90% of operations are just the cases". Opinca also notes the trend, when creditable buyers get oriented to secondary housing market. Besides, Valerii Opinaca notes the fact that this market shows deficit of cheap housing - 1-2-room flats.

At the same time, the cost of a sq.m in 1-room flat is much higher than in 2-3-4-room one. So, average 1-room flat not in the centre costs about 30 K euro, while 2-room - 40 K euro.
