OREANDA-NEWS. On October 11, 2007 JSCIB “UkrSibbank” rendered USD 90mln to purchase commercial real estate, reported the press-centre of UkrSibbank.

Thus, commercial mortgage portfolio of the Bank hit USD 200mln. This indicates that more and more representatives of small and medium-sized enterprises prefer to repay loan for their own office premise rather than lease it.

Entrepreneurs do understand that rent is higher than interest rate, therefore they prefer by far purchasing premises under loan, - shared Vladlen Dyedkov, Head of SME Department, JSCIB “UkrSibbank”. - Besides, having bought real estate for private business, entrepreneurs shield from getting rent increase risks and obtain a liquid security for other projects lending”.

Commercial mortgage is one of the most farsighted types of lending. The product allows gaining considerable profit and not withdrawing funds from the turnover.

UkrSibbank lends purchase of any objects of commercial real estate: office, trading, warehouse, industrial and other premises. The loan may be rendered for up to 16 years at the rate of 8,99% in CHF, 12,4% in USD and EUR, and 14,5% in UAH. If a loan is repaid in equal installments (annuity), the rate is 12,9% in USD and 9,49% in CHF. Down payment amounts to 15% of market value of the purchased real estate. Collateral may be provided either by the real estate purchased under loan or by own property of the borrower (property guarantor).
