Russians buy studios the fastest — in 139 days, minus 16 percent per year, "one—bedroom" — 142 days, minus 11 percent, and "two-bedroom" - in 146 days, minus 15 percent. This is due to the lower cost of such facilities. Three-room apartments are sold for 151 days (minus 15 percent), four— and multi-room apartments for 163 days (minus 14 percent).
At the same time, overall demand for new buildings has decreased by 11 percent since February 2023, and prices for them have increased by 11 percent. Experts explain the shortening of the exposure period in such circumstances by the confidence of buyers. "People are purposefully looking at objects for purchase, and not just monitoring the situation for the future," explained Sergey Eremkin, head of secondary and suburban real estate at Avito Real Estate.
At the same time, secondary apartments began to be sold for longer. Over the year, the exposure period for them increased by four percent, from 156 to 163 days. The growth was noted in all housing formats: from two percent for "one-bedroom apartments" to 16 percent for studios.
Earlier, the company "Floors" learned that the sale of secondary housing in Russia by the end of 2023 was delayed by an average of 1.5 times.
