Sberbank Raised Mortgage Rates from February 1

OREANDA-NEWS Since Tuesday, February 1, Sberbank has raised mortgage rates on ready-made and housing under construction by 1 percentage point to 10.3%. The relevant data follows from the information published on the bank's website.
At the same time, mortgage rates for a family with a child and state-supported mortgages remained at 4.7% and 5.8%, respectively. In addition, at the moment, mortgage refinancing is 9.6% per annum.
On the eve it became known that in the segment of high-budget new buildings in Moscow, the share of transactions involving a mortgage loan increased to 28% in 2021. At the same time, it was specified that since 2017 it did not exceed 19%.
On January 27, Alexander Yakubovsky, a member of the State Duma Committee on Construction and Housing and Public Utilities, head of the working group of the Presidium of the General Council of United Russia on protecting the rights of equity holders, sent a letter to Prime Minister Mikhail Mishustin with a request to expand preferential mortgages for secondary housing. According to him, it is necessary to develop a separate preferential mortgage program for secondary housing in settlements where there is no active housing construction.
On the same day, specialists from the consulting group SRG noted that from a social point of view, this measure is attractive to buyers. However, as the experts specified, with the expansion of the program to the secondary housing, demand will exceed supply, which will entail an even greater rise in prices.
