In Russia, Affordable Housing Prices Have Risen
OREANDA-NEWS Rising prices for the most affordable housing format in Russia - studio apartments of the smallest area - significantly outstrips the average market pace. This is stated in the materials of analysts of Avito Real Estate.
Over the year, the national average per square meter in studios went up by 15.2 percent, the company calculated. The leaders in terms of the rise in price of small-sized vehicles were the Krasnodar Territory (12.6 percent) and the Belgorod Region (16.6 percent). The most expensive studio apartments in July 2019 were offered for sale in the Moscow region and in the Crimea: 97.4 and 91.9 thousand rubles per meter, respectively.
The five regions with the most expensive studios included the Leningrad Region with 87.6 thousand rubles per meter, as well as the Krasnodar Territory and the Republic of Tatarstan, where a “square” in apartments with a minimum area costs about 76 thousand rubles. The cheapest studios are in the Kemerovo and Chelyabinsk regions, they are sold at a price of 38.2-39.7 thousand per meter.
Despite the increase in prices in all considered entities, the studios remain attractive real estate both for living and for investing. Across the country, supply increased by 7.8% over the year, and demand also showed positive dynamics: over the quarter, it grew by 2%.
According to previously published data from CIAN analysts, the country's average primary property for the year added 10 percent. The highest rates of appreciation were recorded in Ufa, Samara and Krasnoyarsk.
