OREANDA-NEWS Since the beginning of 2025, Russian banks have increasingly refused to issue mortgage loans to individuals. This is indicated by data from the National Bureau of Credit Histories (NBKI), writes RBC.

According to statistics, in January and February of this year, rejected applications for a new mortgage accounted for 55.4 and 56.2 percent of their total, which is much higher than in December last year — 49.9 percent. Thus, since the beginning of the year, the share of rejected applications has increased by 6.3 percent points, despite the fact that before that the indicator had been decreasing for five months.

According to Alexey Volkov, NBKI's marketing director, the peak of housing loan refusals was observed in July 2024, after the cancellation of the preferential mortgage program and the introduction of stricter family conditions - then the figure was 59 percent. Meanwhile, after some time, financial institutions faced a slowdown in the pace of mortgage loans, which encouraged them to loosen the criteria for borrowers. He also pointed to a change in the banks' plans: if in the previous year they were striving to grow their mortgage portfolio, then in 2025 their ambitions have become more moderate. Subsequently, this became one of the reasons for the increase in the share of refusals on mortgage applications at the beginning of this year.

Earlier in March, Ruslan Syrtsov, managing director of Metrium, said that mortgage rates in the Russian Federation would decrease no earlier than next year.
